Threshold Inspections
Florida Statute 553.71 defines a “threshold” building as one that exceeds three stories or 50 feet in height and/or has an assembly occupancy classification as defined by the Florida Building Code that exceeds 5,000 square feet in area and 500 persons. The standard also requires a building that meets these criteria to undergo threshold inspections.
Our team includes qualified Special Inspectors who will verify that your project is being constructed in accordance with the approved structural drawings and EOR-supplied threshold inspection plan. We address any discrepancies by notifying the appropriate parties and, upon satisfactory structure completion, issue a final conformance certification.
40-Year Building Certification
Commercial buildings in Broward and Miami-Dade County must have their conditions assessed when they are 40 years old and then once every 10 years afterward. The goal of these inspections is to ensure that they do not pose a danger to the public during hurricanes and other extreme weather conditions, as well as material degradation.
Our qualified and experienced inspectors will carry out a thorough visual inspection of your building to assess its structural integrity. Then we will provide a detailed report, accompanied with pictures, describing all of the major components, as well as their current condition and if any repairs are required.
